Strategic Wireless ramps up towers portfolio with new US acquisitions

The company is carrying out investments across several states as it builds out its portfolio in support of the development of essential telecommunications assets.

Investment manager, capital partner and holding company Strategic Wireless Infrastructure Funds Management, the wireless infrastructure division of Strategic Capital Fund Management, has completed the acquisition of eleven cell towers and an easement in various regions throughout the US.

The transaction was done through its affiliate, SWI Funds Tower Holdings, LLC.

The towers, the easement and other related assets are geographically diverse and are located along North Carolina’s Crystal Coast, throughout lakeside vacation areas in Michigan, as well as in Indiana, Oklahoma, Alaska, New Jersey and a densely populated area just outside of downtown New Orleans.

The company said in a statement: “Management believes the continued acquisition of existing cell towers and easements in diverse locations, as well as its ability to create effective partnerships with credit-worthy tenants, has helped to create a robust portfolio of essential telecommunications assets.”

Tenants on the towers consist of a variety of top-tier wireless carriers as well as various broadcasters and public service networks.

Strategic Wireless has been on a tower acquisition spree in the past few months. In November 2021, the company, through the same affiliated fund, completed the acquisition of multiple cell towers located in Alabama, Missouri, and Wyoming.

At the same time, it also completed the purchase of a long-term easement in central California that provides rights to rental income from one of the major national wireless carriers leasing space on a cell tower. Lastly, the company acquired a perpetual ground easement in southern California.

At the end of 2021, the firm concluded the acquisition of two cell towers, and other related assets, located south of Indianapolis, Indiana.

The towers are less than five years old and are located along the newly constructed interstate I-69 that connects Indianapolis to Evansville. Multiple top-tier wireless carriers serve as anchor tenants and make up 100% of the rental revenue.

Todd Rowley, CEO of Strategic Wireless, said: “We believe this acquisition was an excellent opportunity to acquire relatively new towers in a strategic location, with strong existing tenants, while still having capacity to lease additional space to new tenants.”
